MINNESOTA STANDARD RESIDENTIAL LEASE

The Residential Real Estate Committee of the Minnesota State Bar Association's Real Property Law Council has published a new residential lease for general use by tenants and landlords. The form is entitled, "Minnesota Standard Residential Lease."
This new lease form is in compliance with Minnesota Statutes adopted through the 2010 legislative session. The form has been reviewed by the Minnesota Attorney General and contains the following statement:
"The Office of the Minnesota Attorney General certifies that this contract complies with the requirements of Minn. Stat. І325G.31 (1999). CERTIFICATION OF A CONTRACT BY THE MINNESOTA ATTORNEY GENERAL UNDER THE PLAIN LANGUAGE CONTRACT ACT IS NOT OTHERWISE AN APPROVAL OF THE CONTRACT'S LEGALITY OR LEGAL EFFECT."

The form may be used in either of two ways. (1) You may fill in the blanks on your screen, save it to your local hard drive, and then print it. After saving the form locally, you may retrieve it and edit it later. (2) Or, you may print the form in blank and fill in the blanks by hand or with a typewriter.
Using your Adobe© Acrobat© software, you may print the form on to standard paper. The form is intended to be printed on 14 inch paper, but by selecting "Fit to Page" on the Adobe© Reader® printing screen, the form will be reduced to fit on 11 inch paper. If you have a color printer, all of the color features of the form will be printed.
Depending upon the speed of your computer and the speed of your Internet connections, it might take a few minutes to download the form to your computer.
The lease is copyrighted by the Minnesota State Bar Association. You agree that, in exchange for being allowed to download the form, all changes you make to the form will be clearly visible. That means that unwanted text must remain on the form but may be marked with "strike-over" or "line out" marks and that added language must be in an obviously different type face.
